How do I arrange to place
my property onto the Freeholders' block policy?
To arrange cover you
need to instruct us in writing or by telephone. We will need to know the date
from which you require the cover to commence, and if you have a required
building sum insured in mind. We will then instruct our brokers, Oval
The previous Freeholder did not enforce
this covenant - why are you?
We enforce the covenants of
your lease regardless of the previous Freeholders' actions. Your lease states
that the Freeholder should insure the property unless it is mortgaged through a
building society; they are then at liberty to insure. In today’s increasingly
volatile insurance market, it is now essential that all lease covenants are
enforced. It is our responsibility, as the agents of the Freeholder, to uphold
their responsibility and to ensure that all risks are covered adequately.
Why isn't the cover you are quoting for
a full year?
All ex-Warner properties come
into line with the June renewals, so all policies will run up to the 1st June,
and then will be automatically renewed for a whole year running from 1stJune to 31st May each year.
What payment methods are available to
me?

How can I check the insurance covenant
in my lease?
If you do not hold a copy of
your lease, one can be obtained from your mortgage lender or Land Registry.
Alternatively, you can order a copy of your lease from us for a fee of £95.00
(inc VAT). Please put your request in writing, enclosing a cheque made payable
to "Freehold Managers (Nominees) Ltd".
How do I make a claim?
If you wish to make a claim
on your building insurance, you will need to contact our insurance broker, Oval
Do I need to sign anything?
No. The policy is held in
the name of the Freeholder.
How do I get a copy of my insurance
certificate and full policy wording, and what excesses are payable?
Copies of insurance
certificates are held at our offices and are available on request by either
telephone or in writing. Please note that certificates can only be issued
once the premium has been paid. For a copy of the full policy wording and

Will the insurance be affected if I
sub-let my property?
If your lease allows
letting, you will need to have the Freeholders' consent. This request should be
put in writing to us and then a form will be sent out to you to complete and
return to us with our prescribed fee. If your lease prohibits letting, then you
will be fully covered under the block policy.
What if I sell my property and need a
refund?
If you are selling your
property, we would advise you to inform your solicitors about the insurance
arrangements and they will be able to handle the matter.
What about contents insurance?
If you require contents
insurance, we can arrange this for you. Please contact us in writing or by
