Service charge, maintenance and expenditure
Service charge,
expenditure and maintenance are not the responsibility of the Freeholder. These
queries should be directed to the Managing Agent or Management Company. If
there is no Managing Agent or Management Company, maintenance is the
responsibility of the lessee.
Share certificates or Stock Transfer forms
Please note that we do not
deal with Share certificates or Stock Transfer forms. Queries and
requests regarding these documents should be addressed to the Managing Agent or
Management company.
Our
Schedule of Charges
When a solicitor’s query is
received in our office, we will write back with a copy of our standard Schedule
of Charges detailing any fees which may be due for the requested information
and/or documentation.
Original correspondence from solicitors is kept on file for 6 weeks. If we do
not receive a reply to our Schedule of Charges after this time, the original
letter will be destroyed! Please ensure, therefore that you include with your
payment a full list of any Additional Enquiries you may have so that we may
ensure that we provide the required documentation.

Please note that to be able to provide the following, we will need additional information from you;
Certificate of Compliance - £129.25 (inc VAT)
A Certificate of Compliance
confirms that there has been compliance with the restriction on the Title
Deeds. Please provide the title number and a copy of the relevant restriction
when applying for a Certificate of Compliance. Please also be aware that
restrictions are not always in our favour.
Consent to transfer / re-mortgage - £129.25 (inc VAT)
Consent to Transfer gives
the Freeholders' consent to the transfer of a property to new lessee. Consent
to Re-mortgage gives consent to a second charge. Please provide the original
parties to the lease, original lease date and the full name/s of to whom the
transfer is in favour. If the consent is to a re-mortgage, please provide the
name of the mortgage company with whom the second charge is being made.
Additional enquiries - £99.87 (inc VAT)
Please ensure that you have
provided us with a full list of your queries with your payment so that we can
ensure that we provide all the required information in return.
Title search - £141.00 (inc VAT)
Title Search provides
information regarding boundary queries. Please note the turnaround time for
Title Search related queries can be in excess of 14 days depending on the
nature of the
query.
Ground Rent Information and Receipt - £82.25
Provides a full
breakdown of all invoices and payments received for the property since we
acquired the freehold, as well as amount and frequency of payments and next
invoice date.
Copy lease or part there of - £111.62
Provides a full colour copy of the
lease. Can be sent via email or post.
Expedition fee – £52.87 (inc VAT)
This is a fee, in addition
to any regular fees, for documentation detailed above. Information will be provided
within 48 hours of receipt of payment, which may only be received via credit
card. Please note that involved queries such a Title Searches may not always be
covered by this fee depending on the nature of the query. If we are unable to
provide the requested information within 48 hours, we will inform you.
