GENERAL FAQ’s 

  • Who are you?

Freehold Managers are a managing agent acting on behalf of our client who is your freeholder or head lessor.  We collect the ground rent and administer all other areas of you’re the lease affecting our clients. 

  • I no longer live at the property for which you collect ground rent.

Please notify us of your new billing address using one of the following methods:

  • How can I be sure that you are entitled to a payment from me?

Our client’s title to the property in question is registered at Land Registry and all relating entitlements for the freeholder are detailed in your lease.

  • Do you deal with Service Charges and Property Maintenance?

Freehold Managers do not provide property maintenance services. We have a substantial portfolio of Managing Agents who have been appointed to maintain the properties whereby the lessor is to manage under the terms of your lease.  In addition, we are happy to recommend a reputable agent to you should you require.

 

If you have a query regarding the management of your property, you should contact whomever you are paying your service charges to.

 

If you are unsure whom manages your property, please contact us and we will provide with the information we hold.  

  • Why haven’t I received a ground rent notice?

We invoice in accordance with Ground rent invoices are issued between 30 and 60 days before the due date stated in your lease. If you have not received your invoice less than 30 days before is due date please contact us and we will be happy to issue a copy to you. 

  • Can I have a receipt for my payment?

Receipts are issued at the time payments re received providing an S.A.E is enclosed. 

  • We have paid the rent you are demanding to someone else.

  • I have lost my rent demand – can I have another one?

Please contact our ground rent team on 0207 940 4760 or email payments@freeholdmanagers.co.uk  who will be happy to provide you with a duplicate.

  • How can I pay my ground rent?

We currently accept payment by cheque, credit or debit card. We are working towards an on-line payment system and will publish information regarding this when it is available.  

  • I no longer own the property you refer to in your correspondence.

  • I live at the property but I am not the owner, I rent it.

Please contact us in writing or email queries@freeholdmanagers.co.uk and we will update our records.  We would appreciate it if you could pass our correspondence to the owner. 

  • What period is my rent for?

The period covered is highlighted on your rent notice and is detailed in your lease agreement.

  • How can I purchase the freehold title to my house?

  • Our Residents Association wants to purchase the freehold title to our development?

  • I would like to extend the lease on my flat?

  • If I decide to purchase my freehold or redeem my rent charge, do I need to employ my own solicitor?

It is entirely your choice.  Our sales team offer a simple service to include registration of your new title.  However, you may wish to employ your own solicitor.  Please be aware that you will be responsible for the cost of your solicitor’s services.

  • I already own the freehold.

Our client may hold a rent charge interest in your property. Please contact us so that we can investigate on your behalf and update our records where appropriate. 

  • How long will it take for my freehold purchase to complete? 

There are a number of mitigating factors when selling purchasing your freehold which differ the timescales.  Our sales team will regularly update you throughout the process and will be on hand to answer any questions that may arise.
